I have to quote for a commercial property. Water regs, requires it to have

"approved spray or self closing taps OR at a flow rate not exceding 4 l/min, utilising approved flow restrictors in acordance with the requirements of secs; 73-75 Water industry act 1991 and Water Supply Regs 1999"

i presume i can use standard push button taps? as they are self closing??

Dont want to install the wrong taps and have to go back and do it again!!

hmmmm, i presume you are saying yes i can just use self closing push button taps as in the letter it clearly says "OR" pressure reducing, just interested in any information anyone has as i havn't dealt with something like this.
 
you can use self closing taps....

or, ordinary taps with a flow limiter fitted underneath to give 4 lpm

what is a percussive tap? like it has a pressure relief inside?

to be honset they are looking for the cheapest option so they commply with the regs.
 
yeah i saw them about £15

just thought you guys might be interested;

there are 8 sinks (16 taps)

every sink already has hot and cold taps, so its litrelly swapping the taps over, so far the've had 3 quotes;

The cheapest one was over £2400!!!!!!!!!!!!!!!!!!!!!
 
how do you know the previous quotes?

I changed the boiler there this week, while i was there they showed me the quotes and asked if i could beat them. I said " i would of thought so"

which i was why i am partly confused? if the way i see it, they need to change 8 pairs of taps.

and yes one of the quotes acutally just says "change 16 taps"

the other 2 say do works to comply with water regs documents (or similar wording)
 
this is where your morality will kick in.....

say yo quote £1600, your client has a known history of showing all and sundry confidential price quotations,

nothing stopping him showing your quote to the first 3 to keep chasing the price down

there are a million reasons why the quote could be high,

what taps are being spec'd,infa red,push etc

are there iso's,is it a drain down, is it a freeze,does it require chlorinating if you drain and does it need a steralisation cert.

are they fittind tmv also in public areas and disabled,are they performing any legionella checks.

Are they trying to become BREEAM certified.

Ar you able to sign off the water reg certs.

Are they actually looking at anti flood as well.

without actually eyeballing another quote or seeing a spec you could be miles from where you need to be.

We never quote without a tender spec,especially when the facilities manager is offering something on a plate.

vinny qoutes 1600 mr smith quotes 2400 lcgs quotes 3000

700 to lcgs 700 to tender manager

vinny does job for 1600 ;)
