Roofing maintenance

I had a roofer inspect my roof for maintenance after noticing some condensation inside one of the wardrobe ceilings, thinking it was actually a leak. Good thing it wasn't. The roof is low pitch 1930s with non-breathable felt.

One of the things that has to be done (and was in the list of doing) is to fit a tile vent to ventilate better and prevent condensation.

I need to replace three hip irons missing and repoint some hip tiles. He will replace a couple of missing/cracked roof tiles, clean the guttering and reconnect a split joint between the gutters.

All together estimated at around £500. Is this a reasonable price for the job?

Seems excessive for a couple of tiles and a gutter joint.

Venting the attic wont reduce the condensation in the room below either.

Let me rewrite the above works,

1. Remove hip tiles from tree corners, add missing hip iron x3 and re-cement, place back hip tiles on corners
2. Repoint a few hip tiles further up
3. Replace ~two cracked tiles on the roof
4. Clean gutters + rejoin two gutters
5. Add one vent to prevent condensation in loft

I wanted to be fair in the listing of tasks. If you still think it is excessive I will certainly get another quote.

One vent isnt going to do much! you need cross ventilation.

Get another couple of opinions and quotes.

I got a second opinion and for the age of the roof I was told that overall it looks good.

I tried to match the works, so another quote for 3 vents (front, side, rear), iron replacement for three hip tiles and gutter cleaning at £400 ...
