Loft Ladder Suggestions for Tight space

When we looked around the house - before buying, there was a typical loft ladder in place. Two problems. First of all, this was installed in the position marked A. It used to slide back into the space and in theory was ideal. However, the problem is, that when the ladder was pulled down, the ladder was ONTO the stairs, and completely unsafe/unusable. I don't want to try and understand how the previous owners used it. Secondly, and more importantly, when we moved in, the previous owners had taken the ladders!

Because I'm up and down from the loft almost every day, I'm keen to get a better to solution than what we have now, which is simply a set of ladders that lives in the bedroom propped up against the wall. This over time has scuffed the wall and is a little hideous looking.

Currently I rest my ladder on the hatch opening nearest to D.

Unfortunately, the B & C marked areas don't allow enough room for a traditional set of loft ladders. There's roughly 45cm, before you hit joists, and a lip.

Likewise, going flat along the floor towards D, is met with a similar challenge.

Other than moving the hatch more towards C, which MIGHT give enough room to have ladders fold up towards B, what options do I have?

One suggestion was to have a 3 tier ladder, with the top tier permanently fixed to the wall at D, and I would pop down the loft hatch and pull down the remaining two tiers. This seems like the best and safest method, but I'm not sure how feasible it would be. I don't even know if you can get ladders to fix to the wall, and if you can, how heavy/cumbersome would it be to pull down, and more importantly push up, the two tiers?

I'm aware of the consatina ladders, but I'm not sure how sturdy they are, or what kind of footprint they require...

Any thoughts?

Spiral case is nice, but too permanent :(

Telescopic is what I meant by concertina, I presume these are good enough quality?

Telescopic loft ladders are ideal but a tad pricey?

I've never used them, but they're almost as good as sliced bread! :)

 
Thanks for all the feedback. I'd sooner spend £150 and have some decent ladders, than pay that for moving the hatch etc...

Watched some videos last night and they look perfect. Just need to triple check the clearance!
