Is there a time limitation re someone building on your land before you bought the property?

I have bought a property I am extending and the neighbour has given me hell re guttering being on her side.
I measured today 5 times and she has her extension 6 inches over my land.

Can I do anything about this if it was built some years ago?

As far as I'm aware, It would be considered from the moment that you were first aware that some kind of 'breach' has occurred. It is, however, a civil matter which means court and deeeeeeeep pockets!

Usually, the best remedy is to talk to the other party, like grown adults, and see if some kind of reason can be sought. If she's being unreasonable then you can always tell her to take you to court for your 'allegedly' over hanging guttering - to which you can inform her that if she does then you will be making a counter claim for the 'alleged' 6"s of land that you feel she has taken with her extension.

No. If the matter went to court, no judge would grant an injunction to have the trespass removed, for the sake of a few inches.

You bought the property as you saw it.
