Flat Roof Building Control notification required or not? Pls help.

I am having my cold flat roof converted to a warm roof. The existing deck and roof covering are in good condition and the installer is neither removing the roof covering nor the decking. The existing roof covering is sound and will serve the purpose of a vapour barrier. I have no problems regarding this and am perfectly happy with the roofing contractor who has been in business for 30 years and has excellent feedback and recommendations from countless satisfied customers.

I obtained two other quotes from large nationwide firms who quoted way over the top for the same job. Both of these informed me that this task will need building control sign off and that since they were registered as a competent contractor, building control sign off would be forthcoming without any payment by me. They further warned me that without building control sign off, I would find it impossible to sell my house in future!

This is using scare tactics.

Fair enough. My chosen contractor does not belong to this scheme, but I still want to engage him.

I looked into building control involvement and straight away their costs would be about £400! Additionally, I would need to provide drawings etc! These would probably cost £500!

I looked further into the need to involve building control and from what I gather, in case of flat roof repairs, that if the deck is being renewed, then building control sign off is needed. If only the roof covering is being replaced, there is no need to notify building control.

I conclude that in my case, since the deck is not being replaced, and only a new roof covering (with added insulation ) is being installed building control notification/sign off is not necessary.

Sorry about the long winded post, but it is important that I carry out this work properly.

You do need to apply for B/regs approval if you don't use a competent roofer scheme member, but you are looking at the wrong fee scale. There is a specific rate for roofing work, under a building notice with no drawings required, and it should be a lot less than £400
