Hello, have terrible problems in my house, have had many burst pipes in a particular corner, in same room things rusting of the wall ie radiator, brackets etc. Anyhow here is a picture of the outside worst bit. Can anyone tell if this is likely to be the culprit and what to do about it please? Extra info brand new roof fitted about two years ago and repositioned roof gutter that had been causing a leek elsewhere on the other side of the wall. Not sure if the wall looks 'normal' or something is the matter. I suspect the latter. Thank you to anyone who can help.

There's quite a bit of evidence of moss growing where the downcomer descends......whats happening when it rains - is the gutter overflowing, causing splash at the bottom maybe or the downcomer leaking and water running down the outside?
The running outlet at the top looks a bit askew, but that may just be an optical illusion.
Some of the wall pointing has seen better days......!

OK so thanks so we're looking at a brick and a gutter expert comping round then. (The corner piece of the roof was away from the wall, not sure what it was called, or how long it had been like that. Anyhow got the roofer came and fixed it, was very apologetic and said had been overlooked at time of doing the job. I'll attach a pic. But wondering if it is this that's caused the problems or something deeper.)

From those images, water is cascading down the wall from either the gutter outlet, from behind the outlet (ie rain not going into the gutter from the roof slates, or from the top downpipe joint.

Once this is corrected, the wall should dry out and if the moss does not die off, spray it with come fungicide.

You may want to get the timber looked at behind the outlet, to make sure it has not started to rot

OK thanks, you'rea helpful bunch. Does anyone know a gutter expert in Salford then please?

So it's raining outside now, think it is the gutters as water can be seen spewing down the wall, have tried to make a video.

FWIW: You could try contacting this guy, if he's still working he's a very experienced and reliable roofer - he used to live in Worseley.

Or "Atlas Roofing".

Looking at your photo's the guttering is not long enough and will simply run down the wall,
you also have an old house with solid walls no wonder everything is rusting. The roofer who did your roof should of taken care of that but if you want to get someone else then a handyman should be able to tackle that job.

catlad,

looking at the pics, the length of the guttering is hardly at fault altho the gutter appears to have issues - there are a number of other issues and possible issues at the verge, the eaves, and the bottom of the RWP.

Why should a handy man be preferred to a roofer (any professional roofer) who will have extension ladders, rainwater goods experience, experience of dry verges and verge details, and will be insured to work at height?
