chimney breast removal,regs

In a effort to create space i would like to have a chimney remove from lounge and bedroom leaving redundant stack secured in the loft,terraced property next doors stack and mine share the same route is it planning ? i require thanks gordon

If it was a listed building, then you'd need Listed Building Consent. Otherwise, carry on. If it's a party wall, then you should think about that too

You need to speak to your local building control office. I removed my chimney myself. Well, I got a roofer to remove the bit above the roof tiles and patch over the hole in the roof. I then removed the entire thing from underside of the tiles right down to the ground.

It makes a HELL of a mess - so empty, dust sheet and seal off the affeced rooms as much as possible.

As you want (need to), retain the very top of your chimney (as its connected to your neighbours) you may need to install a 'Gallows Bracket' which is like a big shelf bracket that supports the very top of the chimney (usually installed in the loft), so you can remove all that is below it.

Google the bracket - theres loads of info out there (http://www.tendringdc.gov.uk/sites/...nning/building control/Removing a Chimney.pdf heres an example). Each council will have their own slighlty differing standards. For instance, you cant gollows bracket your side if your neighbour has already previously done the same.

My chimney also supported a few floor joists for the 1st floor, so pull up your carpet, lift a few boards and check yours too.

I would definately do the work yourself where possible. Saved me around £2,000.

Removal of a chimney stack is Part 'A' of buildings Regs. It is notifiable work, so you must get permission from your local building control officer before you start work. Also it sounds like you need a Party wall agreement, before you start work as well. I don't recommend leaving the stack above the roof on gallows brackets. You are putting a lot of weight into the party wall. Better to remove the stack completely and re-patch roof. I doubt your neighbour and you share the same flues (count chimney pots on roof). If your neighbour and you share the same brick stack, you may well need to reduce his stack in height and re-pot. Depending on he age of the house, you may well find that the lower breast work is only very losely tied into the party wall itself.

He doesn't need to get permission from the local building control officer.

I doubt Blackpool is going to be any different to the rest if the country. Altering structures will always require approval from the local BCO.

Yes, approval, not 'permission'.

But he doesn't have to go to the council in the first place - he could go private.
