Hipped roof

Hi folks,

We had a hipped roof installed back at the end of 2010 for our rental property due to the original flat roof leaking.

Our tenant has left and a leak has appeared above the ceiling in the kitchen where the bathroom is upstairs.

We had a roofer around and he said

1 | New lead box gutter is needed
2 | tiles need coming off and require re-latting
3 | correct gaje for tiling




Can anyone tell me what the roofer is referring to and is the roof correctly done?

There seems to be some sort of damp problem that is pulling the paint off the wall below the first floor window

The tile headlaps are all wrong, too much and too little.

The roof is an abortion, I wouldn't try to repair it I'd want to strip it and do it properly.

Is that leak by any chance in that corner, by the back flashing in the corner of the roof.
Judging by the general state of the roofing job, anything could be going on in that corner.
Though for such a small area of roof I would think building a box gutter in there was probably excessive
Any chance of a photo of that corner.
Assuming that a leak from the bathroom has been ruled out, although to be fair judging by the pattern of staining on the ceiling it does look like the leak is emanating from the centre and spreading out

Regarding the bathroom, after the tenants left :

1 | The overflow pipe was dripping/leaking.
2 | The shower cubicle was replaced last year and I suspect the leak could very well be coming from there.
3 | The shower cubicle installer was hesitant in giving warranty for their workmanship.
4 | The step in the bathroom, where the toilet and the shower sits on is an awful design.

The problem is that the roof could be fine and the leak is emanating from the bathroom.
It's all a game of roulette really, you pull off the roof and it isn't that, then you have wasted your time, but I suppose you could then get the roof done to a decent standard.
your other options are to take down the ceiling or pull up the bathroom either might not help if you pull down the ceiling and find the leak is in the bathroom then you still need to sort that or you find out it's the roof and you still need to sort that.
Personally I would go for the ceiling and at least that way you will be able to find out for sure where the leak is.

The soilstack goes behind the toilet outwards rather than down. Yes it is sealant

pull down ceiling, pull up bathroom, pull off roof

What a nightmare

Top this off, I am looking to get a root canal treatment on a tooth and a wisdom tooth is infected. :( could not close my mouth due to the intense pain. Not having much luck at all

I have spoken with consumer rights they said as the company has given me a written 10 year guarantee from Dec 2010, I need to get a building survey done on the roof and get him to correct the works.

To be fair whilst the work looks poor it might not be the source of your leak and therein lies the problem.
as I said I would go for the ceiling first, it's the easiest to reinstate and if the problem lies with the bathroom it may be something that could be fixed from below
 
Hi guys,

I am back again. We found the root cause if the leak it was due to a hair line crack in the shower waste. This was replaced by a company who removed the shower and tray. Then refitted everything along with a new shower waste. Everything has ended happily ever after. Except the hipped roof. Had a roofing company called vpr roofing and they were also disgusted with the roof and said the headlamps were all wrong and to get the builders back to correct it! Which I am going to write a letter to.
