Stains on walls and in reveals

Hi all, just wondered if anyone had a clue what these stains are from?

There doesn't appear to be any wood around to produce tanine stains and they don't look like water stains as they don't have any tide marks. the second image is on the stairs running up the bannister. The property is brick built and the mortars look good - no cracks or wind wear.

I'm going back over tomorrow so will take a few more images, I'll also apply some stain block to see if that stops the stain coming through.

1st image looks like the sealant on the outside may need replacing.

2nd image, if the other side of the banisters wall is an outside wall then I would paint some thompsons water seal on the brickwork outside and see if the wall dries out.

Most damp is from water vapour within the house trying to get out and condensing on the way. It's called 'interstitial condensation'. Sealing the outside walls will make it much worse.
