Hi

We've been having a problem with water getting in in the window recess as you can see from the pictures. We have checked outside and nothing seems to be amiss with the pointing and we've had a roofer check out the roof tiles etc and they can't seem to see any broken ones etc. They've said the only way to locate the leak would be to take back rows of tiles at a time which would be quite costly, and then try and find out where the water is coming in. Anyone got any suggestions or ideas how the water could be getting in looking at the pictures?

Many thanks

Well if it only happens when its raining then its definitely a roofing issue.

It probably needs eaves trays fitting because the under tile ( sarking)felt has rotted like it always does :( It still means getting up there and pushing back a tile to look.
