Advice on how to quote for a chimney breast removal

Hi I'm trying to build a quote for a customer to remove a chimney breast from a bungalow. I spoke with my local building control and they said I need to submit a building notice with a cheque for £421.20. A local structural engineer has asked for £420 to do the calcs. That's £841 before I've...

Do I need to be in centre of padstone with steel?

My guess is that it's the middle pad that's wrong and it will probably serve it's purpose perfectly well as it stands. Weather BC accept it, see it, even bother to look all depends on the individual that comes round that day. Although personally I would also relocate the pad, it will probably...

    Regs for a soakaway

Just for the record the pipe running through my soakaway was a soil pipe. Building control failed the soakaway because the water would not soak into the surrounding earth but travel along the shingle of the soil pipe. I now have to dig a 15 meter trench along the side of my house and have the...

I've started to dig a soakaway and got down about 600 when I found pea shingle and a pipe, either storm drainage or sewer I'm not sure. Anyway do I need to move the soakaway or can I have this pipe running through it.

I'm currently searching for home extension leads and am considering writting to architects and offering them a financial insentive for any leads they send my way. If the architect sends a customers to me and I price the job, and get the job, I would pay them either a set fee or a small % of the...

New driveway - When can I use it?

If the job has been done correctly you can put your car on it as soon as the builder has finished. Did the guy explain why it should need a good watering ??

toilet extractor fan in limited space

Can you not extract into the garage then use flexi duct & put the vent on the nearest external wall, or even straight up through the garage roof. Or maybe extract into the void between the toilet ceiling and upstairs floor, then use duct to run with the floor joists to the neartest external wall.

Help with a good sales letter

I've been working for myself now since May 08, I generally only do brickwork/blockwork, masonary ect, although recently I've completed a couple of extensions from start to finish. I've been working on getting more leads for extensions but I'm not sure my sales letter that I'm sending out is...

    are bricks below dpc pointed

Anything that will be seen above ground level when the project is finished needs to be jointed. Generally speaking this will be the first three or four courses below damp. Anything that is going to be below ground level doesn't need to be jointed, although it should be flushed up and any gaps or...

    Need some advice

Are you getting damp at the moment? or is it just an asthetic problem.

    Damp proof

You can just put it straight on top of the brick with no mortar bed although if there are any high pionts or unevens the weight of the brickwork ontop could rupture the membrane and cause it to fail. It's best to sandwhich the dpc between two thin beds of mortar so the weight is distributed...

    laying screed tomorrow

Just a quick thought to consider. if your screeding up to an outside cavity wall you'll need a 25mm insulate all alone the edge of the screed. Maybe the battern will get in the way of this. ps 3-1 or 6-2 depends on the size of the mixer. Obvious I know but if it wil take a 6-2 then do it and...

How to go up to install date stone

Unfortunatley it looks like it could be an expensive date stone. If it were me I would hire a cherry picker or get proper scafolding. Working at height is very dangerous and unless it's 100% safe then don't attempt it.
