    Thanks DAZB, it doesn’t seem to want to unscrew and I don’t want to break it in situ. I think I’ll ask a plumber to change the whole unit and I’m sure it’ll be one that unscrews for future access. Mutley56

    Hi all, Toilet valve keeps letting water into pan. I want to check the washer at the bottom of the valve. Does it look like the valve is the type that unscrews to remove it or is it one that requires the cistern be taken off the pan? Thanks in advance for your advice. Mutley56

    Dear all, many apologies for the 6 year delay is posting my thanks. That was my first DIY attempt at laying my own patio slab extension, hence grossly exaggerated fall. Subsequent to that, it was all replaced professionally with step and air vent accommodated. thanks again mutley56

    Hi HB, I now understand that this is a gulley. Water drains from the sink easily and the level in the gulley doesn’t change, and so I don’t think there’s a blockage. thanks for comment though. mutley56

    Mr Chibs, it was indeed 40mm pipe, thank you. I did the job this afternoon as needed the kitchen sink up and running again. I will address the back fill with mortar tomorrow if it stops raining. mutley56
