    Pre-extension questions

I think Building control would need to be involved as you will need to cut a bigger hole where the door is. An architect is a costly route, but someone who produces construction drawings may be able to draw up a simple plan, permissable with building control.

ADDING A ROOM OUTSIDE TO CONNECT HOUSE TO GARAGE

Difficult without any photos, but a simple flat roof sometimes is the best answer where roofs converge. I recently built a flat roof under two pitched roofs . It was covered in rubber, with the rubber upstands going up under the slates. The slates drain straight onto the rubber without any...

    Conduit

Yep - Its cause some is laying around on site. Its for light switches. The wall is Timber frame with Insulation within the stud. The Spark I had in to quote said he didn't need to put any Conduit in, " your drill isn't going to stop if there is a bit of conduit in the way now is it."...

Rough building costs for 3 bedroom house in Essex ?

I build Timber frame houses - they are quicker to erect, cheaper and more environmentally friendly. Timber frame is common down your way. The outside skin could be brick if that is the desired look.
