It had smaller tiles on before. Roofer said the joists would be okay.

Had an independent roofer come round to have a look at it today. He said the overlap was fine, but a few points he mentioned was 1) Flashing round chimney was insufficient to stop wind blowing rain in 2) Flashing down valley was only 12" wide which he said left some tile joints uncovered...

Can anyone let me know if the flashing by the chimney is sufficient in the above picture. Is it okay to have that gap there? Thanks

Bit concerned flashing round the chimney has left a bit of a hole. Doesn't look protected enough to stop heavy rain. Some valley pics just to have a look. There is some cracking on the mortar at the edge, but maybe this is normal?
