Approximate cost for a fixer upper

What's the tenure...because it's critical to the eventual value and the majority of rough properties I've seen in London have so many legal issues they're a non starter.

    Vaillant Cracked Sump

I guess you'd really call it a manifold. It's the transition from the flow/return pipework to the tube bundles inside. Sometimes heavy handed repairs result in the pipe spigots cracking..I'm not aware of cracking in that area bit others may have seen it. Not repairable so new heat...

Mountfield HP470 power varying after servicing

What petrol are you running it on? Is it old and contaminated? My 30 year old Hayter with a Briggs engine refused run on the new E10..it would gradually reduce revs and die under load. Running with 99 octane and it was instantly back to normal. (AFAIK has only 5% or no ethanol).

Artex, how to identify possible asbestos

In the past I've used Square Root..they used to send you a test kit for sending them a sample. Not sure if they're still trading.. http://www.asbestostestingsource.com/testing-labs-uk/

    Regulating water temperature

Fit TMV2 compliant mixer valves to the hot outlets but you MUST comply with the install instructions to be effective. Make sure they are easy to remove/service.

    SMPS

We bought the cheap Zoyi ZT-702S to trial for our service agents. Once I got to 10 bugs I gave up testing it. Single trigger mode is particularly hopeless (IMHO they just gave up the development). This was an essential feature we required to check startup current waveforms. If you're...

    Confused As Hell - Boilers

Until the op tells us what the 2 rooms usage is all discussion is pointless. I suspect the brief was vague and it generated so many options..

Another wierd C&G level 2 exam question

In the gas world we often have BS questions like this. The trick is to argue your point with the assesor and let them fill in the "correct" answer to get you through. They know the questions are often poorly phrased/nonsense etc. The correct answer in this case is A,B,C,D all those system...

Advice? -Ferroli 701 heating turning off/on?

No rheostats on this boiler, post a link to ebay the thermistors. On this model there are 2 heating overheat thermostats set at different trip temperatures.

Which one is the hugher quality valve? And where to buy?

Anything mentioning BS2767 part 10 is a good start. That normally implies a separate spindle nut that can be tightened down. But don't touch the Myson Matchmates...they are complete garbage (threads jam).

Advice? -Ferroli 701 heating turning off/on?

PTC thermistors were not unusual for boilers developed in the 90s when boiler control was less advanced. Some models had PTCs that had resistances down to a few ohms. What's the pump like?

New radiator now boiler doesn't work (Ariston Microgenus 23 MFFI)

The boiler might be full of trapped air. Run the heating and open the hot tap every minute or so. Keep reseting it and with luck it might solve the problem.

Radiators only luke warm and bolier not running for long enough

CH return filter blocked and/or diverter valve sticking would be the first items to check.. Dog of a boiler and must be one of the last still running.

    Is This Legal?

IMHO The water regs are a statutory document ie. it's the law! https://www.legislation.gov.uk/uksi/1999/1148/regulation/4/made And to demonstrate a "workmanship" installation (reg 4 part 5/6) the installer should show compliance with standards such as... BS 6700:2006 Design, installation...

Damp & Mould problem AFTER cavity wall insulation removed.

Looks like efflorescence...try brushing it off and with time as the wall drys the salts may stop coming to the surface.

At risk notice: "Gas pipe not using correct entry/exit point of meter box"

We can't tell how butchered that box is...it could have a gaping hole into the cavity. If they're prepared to bodge that much then taking a lump hammer to the box won't worry them

At risk notice: "Gas pipe not using correct entry/exit point of meter box"

Gas leaks on/around gas meters are common and the issue is whether they can find their way into the wall cavity and property. Without seeing exactly how the pipe exits the box we can't say for certain what course of action should be taken. Either way it's a bodge job. Best option would be to...
