    BS 5997 cost

Just ask the BI what they want. It's only a door so I would imagine a lintel with 9" bearings each side would suffice?

    fireplace smoke into bedroom above

 I thought it might be common sense but - If the smoke doesn't go up the chimney and comes out into the room then open doors and windows to disperse and remove yourself from the room.

    fireplace smoke into bedroom above

Buy some smoke pellets and do proper smoke tests to determine condition of the flue. Light a couple in the fire place with all windows and doors to the room closed. Check it draws well. Get some one else to do this for you while you check in other rooms for smoke and in loft space as you...

Installing an open fire into a timber lined wall??

There's no problem. You often have a wooden mantle and they don't catch on fire so your studwork will be fine.

    fireplace smoke into bedroom above

The vent in the bedroom was to vent the flue for the bedroom fireplace. It is not connected to the downstairs fires flue but it sounds like the chimney is in poor condition internally thus leaking from one flue to another; or there is a slim possibility the fumes were drawn down the adjacent...

Converting a summerhouse into a bedroom...

Coat the walls and ceiling with a good layer of expanding foam (the aerosol type), then just before it sets you can push things into it like sockets, shelves, pictures etc. and they should stay in place so no need to use fixings. Enough should slide down the walls to evenly coat the floor so...

    Blinding Hoggin

Presumably you would blind it with soft sand - eg. cover it with sand. 1 cubic meter = 1.6 metric tonnes, so 2 tonnes would be 1.25 m3.

    Render crumbling off walls

Doesn't look like render - more like undercoat plaster. Looks like it has had a knock. Just repair it and see what happens - no big drama 8)

    Cordyline Australis

I cut one of these down at the weekend and wondered what (if anything) I should treat the remaining stump with to stop it from sprouting again? It is surrounded by grass and is cut at ground level if it makes a difference. Thanks to anyone that knows!

    fireplace and lintel

Precast, but I don't know where the 'plank' bit came from... @ GKnight - is that a part from a gas hob holding up the bricks of your fireplace?

    CAST IRON FIRE

Fix with mirror plates the same but hide them using a wooden beading down each side of the mantle? Stain / paint the same as the wooden panelling.

    CAST IRON FIRE

Stick it with Gripfill or similar. The mantle is usually fixed with 'mirror plates' sunk into the plaster and filled over flush.

    kitchen restoration
