Hello,
We are building a 3 storey house, we are going to put fire escape windows and fire doors on the ground and first floor kitchen diner, living room and bedrooms can we then have an open plan loft space at the top of the main stairwell?
Thankyou

So you will have ground, first and then a 2nd floor (loft)?

Provided you have a fire door separating the loft from the stairwell. In essence you will have a flight of stairs to get you up to loft level, you must have a fire door either at the top or the bottom of this stair.

So at what stage are you at? You can always speak with Building Control and see what they say, there maybe alternatives like additional smoke alarms or a sprinkler system though if there is a bedroom up there (or the next new owners could make it into one) then doubtful they would relent. Worth speaking with them though to explore the possibilities.

As a side note personally if I were doing a new build house I would fit a sprinkler systems anyway. One day they will become mandatory in all new build houses. You heard it here first! :p

Have a look at Automist. That may allow less fire doors.
