baxi 105he problems

Hello All

Hope someone can help , looking at a baxi 105he boiler , hot water works fine but heating doesn't , will only work if pressure is above 2bar but when working it goes above the recommended 2.5 bar operating pressure , also the boiler keeps losing pressure but no signs of any leaks except from the condesation drain where it meets the boiler and when the boiler has lost pressure there seems to be a build up of a air type noise from the system but when the pressure is put back to 2 bar the noise goes .

update

dont know if this helps , but have reset the boiler and if you dont ask for hot water the system seems fine , but when hot water is turned on , water heats up ok , but when the taps turned off the boiler doesnt stop , burner goes off but water light stays on and doesnt go off and when this is happening the ch pump is constantly running
