1) Boiler make / model (gas or oil)

Baxi Combi 105e (Gas)

2) What is / is not happening.

The hot water on all taps takes 5-10 times longer to get warm/hot, sometimes not getting hot at all untill the tap is turned off then on again then off and waiting again.

The shower takes ages to get warm/hot and when it does it runs hot for a minute then goes warm then cold, for 30 seconds ish. Then goes from cold to warm then hot again for a few minutes. This cycle follows on and off like this and im jumping in and out of it lol.

3) Has ANYTHING else been done or changed recently.

Nothing, the pressure is 1 - 1.5 and the CH is fine.

(The toilet takes alot longer to fill up its tank now - this could be nothing to do with the problem)

4) When did the problem start?

In the last 3 weeks.

5) When does it happen? eg, heating coming on or going off.

On all taps and showers. The taps however when running hot stay hot and dont intermit like the shower does.

6) Anything else you feel may be of relevance.

Boiler is 2 and a half years old and the only fault its had is a replaced pump.

Is this a Thermastat problem?

maybe only one problem, but caused by either of what baxpoti has said.

CH (primary) ntc will cost you about £15 so is the cheapest thing to try first.
