Dropped bay window, damp and extention

We are looking at buying a house and in one property noticed a large crack over the bay window (single storey bay).

Commenting to a local agent (not the one selling the house) she said she knew the couple that had offered and pulled out of sale on that property due to movement in the bay window otherwise the house was sound. She didnt at this point know we were talking about the bay window. So thats great as its just saved us a survey fee as our suspissions are correct.

Anyway whats involved with sorting this out and what sort of cost are we looking at? the movement is about 3-5cm.

In addition we would like to arrange a double storey side extension - about 9ft x 20ft made from SIP. We are wondering how complicated this would be to build ourselves and what sort of foundation does this need? Ive watched flatpacked homes and some dont have real foundations and some have sat on a steel framework.

How would the costs and difficulty compare to a wood framed pre fab building, or other types of self build for novices?

Im just looking at comparable costings for the walls and roof.

Another house we saw suffered from bad damp. the gutters are clogged but from ground level the roof looks new. the chimney is ok but the flashing isnt neat. Could all this damp just be from gutters flashing and possibly the chimney needing re-pointing? it is a large terrace with two rooms in the roof space - how can we tell if the trusses have bee affected by the damp?

When buying a house, which will be the most expensive thing you will ever buy.

Get a full structural survey covering everything.

very true .... and sometimes not worth the paper they are written on. My parents has surveys thats didnt pick up serious stuff and "Which" have just ran a report that said many expert damp people misdiagnosed dmap issues.

if can find out worse case senairios then at least im prepared
