Hi folks,

I'm looking for some advice with regards to the possibility of building a small room extension onto the side of my house (townhouse).

The extension would be pretty much the same size as the garage is just now, pictures attached (hopefully). I'm wondering if the current brickwork can be used or if it would cause more of an issue as it forms part of as boundary wall.

Also a rough estimation of costs for this project would be very welcome.

Where exactly is the boundary? Who owns the wall?

At a guess, knowing the way modern developments are sold, I would expect the boundary to be on the outside face of the wall and that you own the wall. Or is there a house next door? In which case you will likely both jointly own and be jointly responsible for it.

That said using the wall will likely be quite complicated and it would probably be cheaper and certainly a lot easier if you built your new wall inside that retaining wall with a small (say 50mm) gap. Costs will be around £1000/m2 + some additional cost for some slightly more specialist design/construction probably given the proximity of the retaining wall. Would probably look better if you set the front wall back a bit, that also means matching the new bit with the old bit will not be so obvious especially if you can't get an exact match on the bricks.

As an addition if its a newish buiold it will verly likely need planning permission and of course Building Regs too. So fees would prolly be about £500 for planning and £900 for Building Regs drawings inc structural engineers fees + the Local Authority fees. You'll prolly need to dig a trial hole to discover what the foundation for the exiting retaining wall is doing.

BTW whose are all the wheelie bins? Is this the allocated site for the wheelie bins? As building over that may prove not so straight forward ......

Hi freddymercurystwin, thanks for the quick reply.

The boundary wall runs away from my house and round some bushes etc which is at the end of my street, I am the last house there is no neighbour to my side I'm looking to extend on. Over the wall is a wooded area. I'm not entirely sure who owns the wall I do recall from the land deeds that I own the land to the side of the house plus the grass area but I'm not sure if that covers the wall.

The wheelie bins 4 are mine (green, blue, purple and brown) the other two are my neighbours I allow him to sit them there rather than in front of his house.

Another question I had, would it be possible to create a door going from the extension to the garage?
