Foundation requirements for adding second floor.

Hi all,

I am after some basic "rule of thumb" type guidance. We are looking into extending above our garage. the garage is built onto the side of the house and was all built together. (around 1980). I have not applied for PP as yet, but as several others in the area have done the same thing, I cant see it being too much of an issue (no problem with light or acces for nearby houses). I am still very much in the "thinking about it" stage and my first move was going to be to do a spot of digging and check what foundations are under the garage.

can anybody tell me what I would hope to find in an ideal world in terms of width / depth of the garage foundations in order to support a second floor?

I am basically trying to establish if this will be an add-on job or a knock down and rebuild. If the latter, we may go the loft conversion route instead.

If the garage is of cavity wall construction, it's possible the foundation will be the same as the house foundation, in which case there should be no problem adding a second storey.
You will of course need to dig a trial pit to confirm.
