Garage flat roof leaking

The roof is over 10 years old and is therefore well outside the roofers guarantee period and I guess it is due for replacement. But in the mean time I am looking to coat what appears to be the leaking bits. I have been looking on the web at Everbuild Evercryl one-coat, Everbuild Black Jack 905 and Thompson Emergency Roof Seal.
Any thoughts on these, please? Or any other recommends.

The main thing is to get it all clean and dry and prepped and then they will all work. Acrypol has the best reputation.
