Hipped roof

Hi folks,

We had a hipped roof installed back at the end of 2010 for our rental property due to the original flat roof leaking.

Our tenant has left and a leak has appeared above the ceiling in the kitchen where the bathroom is upstairs.

We had a roofer around and he said

1 | New lead box gutter is needed
2 | tiles need coming off and require re-latting
3 | correct gaje for tiling




Can anyone tell me what the roofer is referring to and is the roof correctly done?

The tile headlaps are all wrong, too much and too little.

The roof is an abortion, I wouldn't try to repair it I'd want to strip it and do it properly.

"Too much and too little", this is what the roofer said. The builder who did the roof has provided me with a 10 year guarantee. Funny thing is we have asked him to comeback to the property although he says he will he cancels at the last minute.

There is more wrong with that roof than there is right, now you are in touch with a roofer he will be able to help you.
