Hoping for a bit of advice please from those in the know.
I am doing my own house plans for an extension using cad sotfware. Should have no problem doing the planning application but I have queiries regarding building regs.
How detailed should the BReg plans be? I am conversant with the BReg but would appreciate some sensible advice.
Also do I apply for BReg approval same time as Planning or wait until planning approved before putting in time, energy and money into BReg. Spoke to very helpfull local authority who said it was up to me whether to put both in or not.

before giving out the drawings for builders to quote, be sure to have them up to reg's specification, then everyone has an agenda to follow.
 
You will need sections and details to illustrate how it is to be built. Where the insualtion is, any DPCs, bearings and supports. Timber layouts for floors and ceilings and roofs. Drainage layout

You can either specify in text, or via a detail as appropriate

If there is anything non-standard in terms of construction, or specialist, then the BCO will want to know how things will be put together.

The less detail you submit, the more the BCO will scrutinise it.

Its relatively easy to get a drawing through building control, but if the drawing is to be used by builders for pricing and building, then it really should contain as much detail as possible, so that no ambiguity exists.

If you are confident that the planners will not require any changes - thus forcing you to redesign and recalculate the bregs drawing, then put them in at the same time

My next question may sound totaly stupid but.....Why do I need calc sheets for wooden floor joists? when BC guidance notes show tables, spans and centres for acceptable joist sizes. I appreciate certain non standard lintels eg. RSJs will need to be proofed by struct.engineer.
Also would the same apply to roof trusses? Again BC guidance notes give the same info. My understanding is that the rafter / truss manufacturer supplied calcs. when ordering from detailed drawings.

Timber sizes are taken from the tables but you need to know which table to use. This is determined by the loads involved. The calculations will show that you have properly accounted for all dead and live loads and that the loads don't exceed the limit of the tables.
