Lead chimney jacket vs Re Rendering which is the best???

Does anyone know about putting a lead jacket round a chimney rather than rendering or re pointing being the best long term solution against the bad weather?

Posting pics of the stack would really help.

Issues could be, brickwork, pointing, flashing and flaunching and pots. Plus when were the flues last swept.

Are there signs of water penetration into the building or thro the c/breast?

Hi Thank u for your reply- there are signs on the bedroom below this of water penetration on a low level.We have had someone round who wants to replace all the lead?The pots are sealed so water can only come in they cracks and the top of the chimney has lost most of its render.

Is this a shared stack?

The remaining flaunching needs lifting and renewing. Maybe some brickwork will need renewing.

The projecting courses of corbelled brick need pointing and a fresh fillet of sand and cement.

Vegetation can only take a hold in degraded materials.

I suspect that the stack has four flues but only two pots are visible.

The flue inserts are for ventilation only - not for gas fumes.

Moisture is probably entering the top of the c/stack and down thro the c/breast to present below.

The ridge parapet needs coping stones.

Where the parapet top edge meets the stack should have a lead saddle but it only has a sand and cement fillet.

For a first class (expensive) job all the render should be renewed in two coat work but ...

yes a shared stack and they want to have work done on their side of the stack as well. Does the lead look like it all needs replacing?

The lead appears sound but it has, or should have, a cover flashing of some sort. Google pics of lead flashings on stacks and at abutments. Your cover flashing round the stack and at the parapet has been rendered over - you can see and trace the render line.

The neighbour's side of the flaunching and fillet has had a thin skin of sand and cement applied - this wont last. All the flaunching must come off the top of the stack, and the pots and any new terminals must be set into the new rendering.

Its possible to caulk or seal the render cracks with a sealant gun applied filler - google manufacturers for best caulking selection. But it wont last and any cracking on the parapet top edge will fail real quick.

What you dont want is roofers clambering about your roof - settle on two or three for quotes - they should also provide before and after pics or videos.
