Hi,

I'm running out of space and there is a little one on the way. It would be ideal to convert our pretty big loft space in to a spare room. Only used 10 times a year or so.

Some of our neighbours have done this but with a proper stair case and this involves about £10-£12k of extra work!

Will building/fire regs pass it if it has one of the space save stair cases attached? Need some help really, what are my options?

Cheers for any help.

You can only fit a spacesaver stair if a conventional one cannot be made to work. If cost is the only issue I doubt BC will pass it.

Surely a conventional one can always be made to work if you throw enough money at it?

No not always, it would be worth BC out to have a look, try and get hold of the actual officer who deals with your area, some officers will be more strict than others. If you can convince the BCO who deals with your area that the project is un-viable with a standard stair then he will allow it. Whether he considers costs to be a factor we cannot say.

Thanks, will try and get hold of him, although not sure how yet!

Phone Building Control, ask for the name of the Inspector who deals with your area, then speak with him, don't bother discussing it in depth with anyone else at Building Control, he's the one who'll be signing it off, if it gets that far. With a bit of luck he'll be ok and be prepared to pop out to see you. He may not of course they are not all amenable. And think of them as there to help rather than a hindrance.
