Hi,

Building an attached garage. It will be between my house and neighbours garage. Am I right I thinking that if we leave 150mm gap between the garage and our neighbours party wall and do not lay footings any deeper than his footings for his garage or house (which is with 3 m) we do not need to serve a party wall notice??

I imagine that with the garage being exactly the same spec as his the footings should be no deeper but should I check this, or does this requer a surveyor??

Correct, but don't get a surveyor in to check the depth of your neighbour's foundation because 1) a surveyor never wants to get his suit dirty, 2) he wouldn't know which end of the spade to use and 3) he would charge you a shed load of money to come out and tell you to get a common labourer to dig the hole.

Don't even bother getting a trial pit dug. Just pour your foundations quick and get on with it.

Just to check... should the 150mm gap be between his footings and ours, or, can it be wall to wall?
