I've found out I need PP for my proposed summerhouse if the roof is to be higher than 2.5 m. I want to erect a 5m x 5.5m job with a 3m high roof, it'll be 1m from the boundary and is only for storage. Do you think the council will give me permission?

The only way to answer this is by submitting an application to see. There are far too many variables for any meaningful response from us here.

You could go in and speak with the local duty planner to discuss the matters and concerns they may have... but in my experience councils are less willing to provide specific site advice these days without submitting a pre-application... application... and in that case you may as well just throw in the planning application instead.

Do you have plans, elevations and a location for this thing drawn up?
