I'm buying a '60s house that's been extensively refurbed. It's largely been done to a very high standard but one issue I have noticed is that there is no under-eaves ventilation or ridge vents for the loft.

The loft insulation is 250mm, so I think I'm going to get loft condensation and want to get the vendor to fit vents or knock the cost of me getting it done off of the price.

Any views on:

How many 70mm vents I would need for a 4.5m eaves?
What the cost of fitting would be?
Any obvious (or not so obvious) "gotchas" to look out for?

As far as I can tell there is no tile ventilation at all: I'm assuming vented tiles would be obvious?

There's no boarding at all and it doesn't look like the eaves are blocked (if they are I can un-block them)
 
tile ventilation can be quite subtle as in a tile raised about 12-20mm at the bottom edge with a plastic insert

Thanks again! I've seen no signs of that but it's quite possible as I've been most impressed with the quality of the refurb - things like 10mm pipe for the heating, magnatec fitted, high quality boiler, consumer unit properly labelled - all these things suggest the guys that did it knew what they were doing.

But I need to be sure. Are there any give aways that this may have been done? I couldn't see any daylight from inside the loft when I was up there.

I've asked the agents to ask the vendor but would prefer to know myself for obvious reasons!
