The boiler was installed only about 3 years ago and cost a lot of money. We had a catalogue of disasters. The engineer left his apprentice to flush the system and fit a new radiator in the lounge. We ended up with a soaking wet carpet under the newly- installed radiator and dirty water all over the front path where the hosepipe blew back out of the drain (and that was the fresh water drain!). They put furniture back over the wet carpet without telling us what had happened and the standard lamp rusted and stained the carpet. There were other problems with jobs done in the kitchen and bathroom too. Anyway, this was a heating engineer that we'd used for years but we sacked him off. I'm wondering if the system was flushed properly because I had to bleed a radiator this morning and the water was disgusting.
 
Sorry to hear about your problems with the installer, but it doesn't help solve your immediate problem. Where's the photo I asked for?

OK I called the original fitter back to service the boiler and sort the repair.
he said that the water isn't oily and sludgy but just black because of a chemical reaction. He recommended that the whole system be flushed out. As he was paid to do that 3 years ago when he fitted the boiler I think that's really unfair. He wants £250 for it, when we paid him close on £3000 3 years ago.
Is there anyone who can advise me. can such a chemical reaction occur? And should a system need flushing so soon?
 
What sort of advice do you want? You seem to have had slapdash work done at your premises by people who are entirely unconnected with anybody on this forum. From your description, it's anyone's guess what's gone wrong.
 
But just a point - even filthy system water should not be able to leak out under the boiler onto your floor so I am really confused now! :confused:
