Hi we're currently having an extension built by our builder. In order to access the ceiling joists to continue the flat roof onto the extension he has to take down the plasterboard ceiling. This is no great deal, however my concern is that the ceiling is artexed and contains asbestos. The builder sees it as no great deal due to the low level is of white chrysolite asbestos in artex however I have some reservations. On the HSE website it suggests that this work doesn't need to be done by specialists, but it is probably notiafiable due to the removal of the whole ceiling (which is about 6metres squared). Due you think this is OK or should I be concerned as I imagine that the ceiling will create lots of dust and inevitably won't come down in anywhere near one piece. Should I remove the artex beforehand with a steamer or is that just creating more problems and increasing the risk. I presume that these ceilings in reality have had to be taken down for years and that the people mixing the artex originally probably got covered in the dust all the time, and thus this low level one off exposure is no great deal.

Should I be concerned?

It's probably notifiable due to the reg's regarding the thermal aspect rather than anything to do with elf and safety.

Just crack on and stop flapping.

When was the Artex applied to the ceiling?

In general terms, after 2000 there is no Asbestos in this age of Artex going forward, but there may be Asbestos in Artex prior to this date.

it is OK to remove the ceiling, BUT disposal of Asbestos even in Artex is problematic get it wrong, and the courts could await?

Yes because there are asbestos nazis waiting on every street corner with nothing better to do, waiting to pounce on anyone disposing of house rubbish irresponsibly.

FFS, just bag it up and chuck it on the skip
