Rising damp ,possibly

This is a mates house and he has a damp problem
It's ex council stock,the bit at the front is an extension. Not sure when it was rendered but has been painted in the last 4 years ,( externally)
The gable on the l/ h side of the front door has 3 bricks high to doc but the front wall on the extension has 2 bricks high to dpc
The damp patches are on each corner and where the house meets next door
There is a mineral felt under the roof tiles in good condition and there is no signs of damp in the loft
Can anyone offer advice as to what type of damp it is and a possible solution?
There are vents in each room and they are not covered up

is the damp in a kitchen?

Is the wettest corner close to a water pipe, which contains water and might have a water leak?

The damp is not in the kitchen which is at the rear of the property
Not sure where the incoming mains is but the damp patches are at each corner and the deviding wall at ground level and in the bedrooms above
 
concrete floor? Any dpm under the floor? Any dpc in the walls?

do they have a water meter?

Does the outside paving slope towards the house? Does the garden slope towards the house?

Where does the guttering discharge?

You say there are damp patches in the rooms above. This cannot possibly be "rising damp" but can certainly be rainwater or possibly condensation.

BTW what are those things in front of the wall?

Are you saying that there is damp at each corner of the porch extension floor pics 2. & 4. and up the gable wall by the front door pic 3.

You next mention damp in the bedrooms - directly above? Pics please.

Have you carefully examined the whole of that gable wall for any similar stains, upstairs & down, pulling furniture away from near the wall?

Does next door complain of damp or condensation?

Are the main house and porch walls cavity walls? Do you have cavity insulation?
 
I think there is a rainwater downpipe outside the wet wall in picture 3, and some sort of flashing suggesting a troublesome verge.

Wooden floors in main house and concrete floor in single storey extension at the front of the house
Not sure about water meter
Will check on slope of garden,which way and also check where down pipes discharge
The large objects in the garden are rocks for decoration
I asked about next door, they don't know
The walls are cavity walls w/ o cavity insulation

There are two external photos, the rest are internal
I will phone them today but I think it requires a site visit but it's 15 miles away and I have 3 services to carry out first
