Rough cost estimate for kitchen extn & other building wo

Hello all

We are planning to put an offer on a house that we have seen, however it will need some work done inside. Before we place the offer, we wanted to have some rough idea of the total costs involved for the building, flooring work etc (including consultant architect) that we would want to have done.

It is a 3 bed semi detached 1950s house.

We would like to:
1)Extend the current kitchen further behind the garage at the back of the house. The current kitchen size is 5.1m x 3.6m.

2) Have solid oak wood flooring done in two reception rooms at the ground floor which are of size 7.2m x 3.6m and 4.5m x 3.6m

3)Have carpets in the rooms upstairs which are of size 4.1m x 3.3m, 3.6m x3.6m and 3.6m x 2.4m

4)Have the wooden staircase (with currently has gaps between the steps) replaced with the standard carpeted sitarcase.

5) A completely new kitchen with medium to top range appliances and tiled flooring.

6) An average range conservatory at the back .

7) Extend/renovate the bathroom. Would like to know the option of having a WC built on the ground floor.

An idea of the cost to hire an architect will be highly appreciated as well.

Difficult for us north of Watford to factor in London prices. However oop 'ere it would be in excess of £60k.
