Hi

Looking to convert a large rear 1st floor bedroom of a dormer bungalow into two smaller rooms by putting a partiton down the centre as shown in orange on the plans below. Also looking to enlarge two existing skylights to provide escape etc. Small amount of rad work (extend pipes to move to left of current position ) and electrics for sockets etc.

Cardiff area. Looking for an idea of cost please.. am i looking at under 5k or over 8-10k?

Plans here: https://www.dropbox.com/s/ni6vay9mvtaomaz/2016-09-14 09.50.02.jpg?dl=0

Thanks
Mike

Just bumping this up.. appreciate it might be tricky to give a rough idea of price...?

2 quotes in and it's coming in around 10k which seems mad to me for a 20ft stud wall and two velux windows...

Frankly if that's what you've given to builders to price then its not surprising, a separate existing and proposed pan would be better rather than everything jumbled onto one. That said if you've had two quotes the same so far maybe that's the going rate ....... Got any more quotes on the way? Or maybe they see your job as a PITA so have priced it accordingly.

Well that's not all I've given to builders no, I've shown them the space (existing!) and provided the plan to show what we want. Nobody has said anything other than thanks for the plan that's really helpful. I've had loft conversion people in rather than builders as such.

19ft stud wall, 2 door, 3 light pendants, and two larger velux windows to replace two existing gll104 type ones. 8 to 10k.
