I have a vokera excell 80sp boiler and it it is losing pressure. I have checked all the radiators for a leak and none of the rooms have extra condensation.
I have just had a look outside and there is water dripping from the outlet pipe into the garden.
Both the heating and hot water works but the boiler now requires constantly topping up, as soon as the heating goes off the pressure drops right down.
The only item I have had replaced on it in the past is a diaphragm when it has been serviced, besides this it has always been 100% reliable.
Any ideas? Jim.
