Building reg for French door and partition wall ??!

About 5 years ago I had my middle bay window broken so had it replaced with doors and at the same time I had a two bed house and had a wooden partition put up in the large toon and a partition in the second room to make a corridor , I'm now looking to sell and got a form from the solicitor and it mention building regs . I do t have a clue what they are but I am very worried ! Each if our bedrooms has it's own window big enough for fire escape and it's own doorway in to the landing . Our bay window has a wooden roof . Shall I take it off the market [/list]

First of all, there's no need to worry about the council as they can't do anything about your alterations after 5 years.

If selling, the buyer's solicitor will point out a lack of building regs approval for the work and the buyer may try to get the price down, or walk away.

Two things you could do are 1. get indemnity insurance for the works (as long as you haven't told the council) or 2. get retrospective building regulations approval for the work. As long as you have proper egress windows to the bedrooms, and your French doors are double-glazed, you shouldn't have a problem in getting a certificate.
 
Hi no the Council don't know and it was four years sorry not five. The French doors are double glazed and each bedroom has it's own window and doorway
 
Still OK at 4 years. What you have done seems to comply but it's up to you how you approach the problem vis-a-vis the buyers.

I will put it on solicitors form , I really wish we would have known in the first place. I'm sure they see it a lot
