conservatory help

Hi can any1 help i would like to build a conservatory to the rear of my house the 1st question is because it wil have brick walls 2 metre high eitha side will it still b classed as awconservatory or extension the second question i am a council tennent so do i need permission a builder friend says no as it isnt a permanemt building and not structural to the property

The walls make no difference to what it is called or classed as.

Your builder friend is incorrect

You will need specific permission from the council as your landlord (Housing Dept) - this is separate from the council as the planning authority (Planning Dept).

They can not "unreasonably" withhold permission, but you will need it else you will be in breach of tenancy. Get this in writing, and ensure it is recorded on your tenancy file too.

If you have a numpty council then they may want all sorts of information and set conditions, but again it all must be reasonable

You may not need any planning permission if you keep to the "permitted development" criteria (ie no more than 3m out from the house)

You wont need building regulations if you keep a door between the conservatory and the house

Tell the council (Housing) that you wont need these in your letter to them, as they are bound to ask you to apply if you dont!
