joining outbuildings (coridoors) Building regs ?

Ok imagine you have two outbuildings (planning under PD) one 25m2 and one 15m2 so both are under 30m2 buidling regs exempt.

NOW, imagine you want to connect these two buildings by way of a weatherproof coridoor :

so does this now need buidling regs, since maybe ? this structure is now clased as an outbuidling with TOTAL floor area 40m2 + ( hence buidling regs reqd )

Would anyone know the technicalities of this joining of outbuildings ?

I imagine you'd at least need to maintain an exterior spec door between each outbuilding and the 'corridor', and then it just constitutes a strangely placed greenhouse....
 
assuming your corridor is 900mmx say 3.3m your now over your allowance by 3m
