Need some advise please

Scenario: mid terraced property
Right side neighbour has no extension
Left side neihgbour has single storey flat roof 3m kitchen extension

We are thinking of erecting a single storey 4 mtr full width of the property.

Question: right hand side neighbours boundry not a problem but how do we go about the left side neighbours extension. To comply with building regs can you build and use their extension wall has cavity or do you need to leave a gap then start our wall

For 4m you will need PP.

Did they leave a gap between their wall and the boundary line? Do any of the gutters extend over the boundary, did they put foundations over the boundary?

Depends if their wall sits on the boundary or slightly their side? You are entitled to build up to the boundary. If theirs sits on the boundary the best option would be to agree with them to butt up to their extension. Include some sound insulation between if that's the case. It gets awkward when their extension sits just back from the boundary - you end up with a gap that nobody wants.

You also say you are going to build 4m. Does that mean projecting out 4M or 4m wide? If you mean projecting out you need planning permission for that and it's unlikely it will be approved.

Technically you can use your neighbours existing wall no problem (obviously only if they agree) assuming the levels etc work out etc. However it can lead to issues down the line when one or other neighbour sells unless the deeds are altered. Its less hassle to just keep the whole lot within your boundary (including the fascia) so typically you build it with a gap of about 150mm.

BTW you will need planning permission for a 4m deep extension which is unlikely to be approved if it is not in line with the Local Plan guidance. Typically it will reduce the light into your neighbours windows. You can extend 3m without planning permission.
