Replacement barn in countryside

Does anyone know the latest detailed planning rules for replacing a dilapitated barn in a field close to my house. House is in village conservation area but barn is in the field outside of the village boundary in the countryside.

New barn will be larger with hipped roof but much nicer and oak framed.
Old barn is sloping flat roof corrugated roof style and ugly. Originally used as horse stables and storage of feed .

Check your local plan for full details. Are you talking about as change of use or just replacement to be used as a barn?

Detailed planning rules don't really exist, you only get general planning guidance. They are general for a purpose as the planners don't like to be bound by detailed written documents and much prefer to make it up as they go along.

If you want to live in the converted barn you will need to sit down with the planners to work out what is needed. They will make substantial demands for this sort of work and even then you might not get permission. So you need to have lots of spare cash to spend and no doubt expensive advice.
 
Check your local plan. Planners don't make the law up as they go along. They are bound by the law and if the law allows it the planners must allow it. If the law says no then sitting down talking about it will be a waste of time. In general terms; if you are thinking of living in it and the barn is in open countryside then as a minimum the barn must be capable of conversion without substantial re-building. If your barn is truly dilapidated then that sounds unlikely. If it is just a repair/replacement of a barn (to be used as a barn) then that is different.

The replacement barn is going to still be used as a barn for storing tractor, implements and hay etc.

Need some pointers to the specific written planning documents outlining the legislation and what they normally might approve.
 
It's still a tricky one to build something different to what stands there already. You will probably be asked to provide a statement of agricultural need - so you might as well give that some thought. What is the area of land and what is it's agricultural use? Still check your local plan.
