What are the building regs for air bricks

I have a room which is about 10' by 18' that has a chimney (class A) that we want to put a gas fire in. Can anyone tell me if we have to put one or more air bricks in the room and what size they have to be? What do building regs require? Would we need an air brick if we put in a log burner rather than a gas fire?

A log burner or stove will also require a permanently open vent if it’s over 5Kw; the size of the vent you need depends on the stove output & is covered in Building Regs. You will need a flue liner of the correct type for both gas or log/multi- fueled stoves but they are not the same.

Although there are some similarities, the following generic post is more relevant to stoves & open fires rather than gas. Read the links but not all may apply to you.

Installing/re-commissioning an open fire or stove is also controlled building work. Unlike gas, you can DIY instal but you need to understand the Building Regs (which changed in October 2010), submit a Building Notice & pay a fee. Your LABC will inspect &, assuming everything is OK, issue a compliance certificate; the BI may want to witness smoke & spillage tests. No compliance certificate may lead to difficulties when you come to sell your property; if you cannot produce a compliance certificate in the event of a problem, your insurance company may invalidate your policy & reject any claim.

You might be pleasantly surprised & you should ask yourself if you really want all the hassle & risk getting it wrong; climbing onto the roof with an 8M stainless steel snake on your back is not for the feint hearted!
