Subsidence or cracks caused by damp

hi

I have been living in my house for about 20 years no problems.

Recently one of bedrooms on my second floor developed cracks on one side of upper the wall.

Now I have a third floor which is a loft extension about 30 years old +.

My neighbours has some work done to the wall right next to where the cracks appeared , they had a vent tube placed in the wall to go outside.

I just wanted to know if my loft extension is causing the subsidence or if the damp from my neighbours has made the walls weak and it has started to crack. Here are some pictures .

It looks like a leak to me. Have they disturbed something up there?

I think so but not too sure. I know they had a vent pipe or a similar to a flu pipe placed by the wall where the crack is close too?

i will try and get a outside picture for tomorrow

I know that mine has a sealed coller around it to flash the hole correctly. Can you get up there and have a look?
 
if there is damp in that wall I would start by thinking about that add-on above it, the little downpipe I can see in close proximity to the party wall, and wondering if there was any lead flashing on either side.

of course the gutters might be leaking too.
 
is nothing to do with flu pipe, I am sure if there is a leak problem, and it might come from combiboiler condensate pie (no visible on the elevation-why?), or is leaking one of the pipes underneath of the boiler- ask your neighbors and inspect
from the pictures I can tell if water penetration last for at least 4 months and this is a constant drip so in next 2 months damp should appear on first floor as well
