retrofit cavity trays

Hi all,

I am on to the roof part of my extension...

I have an abutting roof requiring a secret gutter.. however i am not sure if i should retrofit some cavity trays as well.

seems like a hell of a lot of work, and i would have thought if water penetration was a real problem, i would get damp above my windows..

What do most people do, and what seems to fly with the boys from the BC..

Any thoughts greatly appreciated.

I've never done an extension where BC didn't insist on them. Rightly so too IMO I gotta say.

Depending on the age of the property you could well have trays above your windows which will be deflecting any penetrating rainfall away from the inner skin.
 
Thanks freddy, you might well be right..

Chopping out the bricks seems like a hell of a job, whats the best solution.

Is it these preformed trays? they seem quite expensive, and i think i would need quite a few to.

do people do this on conservatories/porches and alike, as potentially less of an issue under the soffits? or is it just gables.

I have a porch going in at the same time. which is going on to a rendered wall, which i guess is a lot more water proof than brick work.

Well two alternative views.

I supposed the only definitive way to find out is ask the BCO.

However i dont want to make unnecessary work for myself, but i also dont want to have a damp problem...

decisions decisions...
 
personally, I think they should be fitted, there are times when you might get away with out.. a risk you take i guess. A good BCO would expect it
 
Looking at all the posts on the site, it seems that lots of people have damp issues if the dont fit them.

KANGO- ks 26-- that's what i use- if you want to keep the mess down.
Always a few for sale on ebay. Buy one- use it and then put it back on ebay.
But- in all honesty- after you get he first few bricks out- it is pretty easy to get the others out. Grinder- then tap tap tap away with the back of handle of a lump hammer to loosen them.
However- I really have seen some real 'rough' cavity tray jobs.

Find someone who is a decent builder and knows what he is doing - ok- it's a time consuming job- but- what price do you put on peace of mind ?.

I have done quite a few of them. It is one of those jobs you can not rush.

Well the BCO, insisted on the cavity trays or render. However to comply with planning i need to use the cavity tray..

16 trays took me all day and was a pig.

I am not quite sure of the wisdom of cutting up a nice gable and fitting them in, however the job is now done.

I ended up using sds heller brick extractor, this worked really well and didn't take to long to get the bricks out.

I pointed them back in the with a pointing gun.

It seems a shame a bit of thompsons water seal wouldn't be allowed.

anyhow thats life..
