CONVERTING A GARAGE TO A KITCHEN / UTILITY ROOM

Do you need planning permission to converty an existing attached garage into a new kitchen, or possibly an attached utility room ?

The garage door will obviously be replaced with a foundation and double wall. The external 4 1/2 " wall will be lined on the inside with a damp proof barrier, insulation and a stud wall.

Any advice would be appreciated

it is unlikely that you will need planning permission unless the property is restricted by some kind of deed of covenant or in a conservation area.

you will however require building reg's as this is controlled work.
 
I am currently having the external garage wall and full boundary wall replaced, following an insurance claim. New foundations have been placed and brickwork will start soon

I learnt yesterday that because the old timber lintels are being replaced, over the existing garage (probably 3m wide) the existing roller type door is being replaced. A new timber frame, double timber door and steel box lintel will be added to hold the small parapet wall above the old door.

I'm thinking I should take this opportunity to speak to the builder and instead of

frame + painting
door + painting
lintel

I could pay extra and have

foundation
new wall / with window

That way, would make everything cheaper in the long run. Previously the insurance company were simply going to rehang the existing 4-panel roller door so there was no real financial advantage of having the wall built then.

I thought just to get the garage / wall construction out of the way, then find my old builder to do the wall.

Any thoughts on this idea please !!

Also, there's a 90mm drop from the existing kitchen to the garage floor. Could this be made up with DPC, 50mm jablite insulation, then a floating floor on top

noseall's advice was good, as usual, although you may also need PP in some circumstances for the deletion of a parking space to your property.
The work that's going on requires Building Regulations approval. MAKE SURE the insurance company/builder have that in hand, (ring the Council) and, that you get a Completion Certificate (via builder or Insurance Co.) from Building Control, otherwise YOU could come unstuck in the future. :eek:

Can you not get the current builder to build you an insulated cavity wall as a replacement, at your extra cost? or at least to build an inner leaf off the new footings upto floor level, then you can have it built up as a cavity later? Be miles better!

As for the floor. Yes the methodology is fine, but you should use a Kingspan/Cellotex/Xtratherm type foil faced insulation board as they're better performing, millimetre for millimetre of thicknes, than polystyrene, and you're more likely to achieve the required insulation value of 0.25W/sq.m.K. (They make a 70mm board + say 20mm flooring =90mm!)
