New Ensuite or redo kitchen

Hi guys, not sure what section this should fall in.

Nearly finished the large bathroom in the house and about to start on the smaller one downstairs. After this the plans are to make an ensuite in one of the bedrooms but I think the money is best spend on a new kitchen.

House is a 5 bedroom detatched with two bathrooms already, both will have huge shower trays and the large bathroom upstairs has a bath also (2.6x2.5m bathroom)

The cost of disturbing two bedrooms and new internal walls / on top of the ensuite materials cost would be quite high i think. The Kitchen is quite old and could do with being totally redone.

Wont be keeping the house for too long as its a joint purchase between friends, whats gonna give me more money back?

A modern “wow factor” kitchen can sell a house on it’s own but will cost a lot more than the en-suite; it may not give as good a return if any on expenditure these days but can be a big influence on a potential sale, especially if women are dictating the decision making process!

Having the necessary compliance paper work for any notifyable building work you’ve done might also be a big influence on selling the place let alone getting a good return on your investment so I hope you’ve got it all! ;)
