reinstating chimney stacks - impossible / very expensive?

Hi guys

In the process of trying to buy a ground floor flat. This is a house that's been converted into two flats.

The chimney stack has been removed at some time in the past that serves the living room.

We really want a fire in the living room.

How realistic / expensive is it for us to do this? Should we just assume it's not going to be possible?

I should add that we live in a conservation area and a smoke control zone. We would use smokeless fuel and / or one of those burners approved for use in a conservation area. However, presumably we'll need planning consent and this could make things tricky?

it will cost upwards of £3000 to build an external chimney to a two storey building.

this does not include the fire unit/place or surround.
