Inaccesible Roof

Hi Guys

Upon nights of heavy wind and rain (such as last night), we appear to have rain getting in, I believe round the flashing we have around a soil stack pipe.

The problem we have is access to the roof. I live in a 1930's mid terrace so no side access and have a conservatory on the back so access from there is difficult. If I get a roofer out to have a look are the likely to refuse the job because of this or take it and ramp up the price to compensate.

Shouldn't be a problem, they may use a roof ladder on the front and another one on the other side to go down to your soil pipe.
