We have a crack on the outside of are house in the pebble dash. I bought the house off my mum for cash so never got a surveyor but she bought the house 20 yrs ago and the crack was there and she had it filled in but it came back. I dont know how good of a job they filed it in as I was only a kid. Now I want to get this crack sorted out. What route do I need to go down, is it just a cash of filling or do I need to do anything for subsidence issues ?

Does the crack emanate from the corner of one of the windows or a door opening?

Is the crack on the south facing side of the building?

Is there any corresponding cracking visible inside the building?

Yes straight from the very top of the house to the top of the bottom floor window.

South side of the building

Yes I recently had the kitchen walls dot and dabbed and where the crack is on the outside it has cracked the plaster on the inside. If that makes sense.

Thermal movement cracks have a habit of reappearing.

You could try removing 6" of render from each side of the crack, fix ex-met to the crack, then re render and dash.

Is there any other evidence that would suggest something more sinister, i.e. dropped door casings, sagging floors, external walls out of plumb?

Genuine defects tend to get worse over time.

No that is it everything else is fine. Its been like that for 20 yrs. But as it not filled properly it is making a crack on the inside of the house. The kitchen was tiled so I am guessing the crack was hidden but now its plaster boarded you can see it clearly .
