Planning Delays - Confused where we stand

That is not always true.
I have had several planning applications in the past that i have had to withdraw at a late stage as a specific survey was requested. Recently a bat survey was requested in week 7, meaning i had to withdraw the application and resubmit.

What happens when you withdraw? Do you get the fee back? When you re-submit can you re-use the fee?

I have never had to do this and can't you say that the request for information is not possible within the time frame and appeal after non-determination?

Yes, you get 1 "free" attempt after you withdraw.
Maybe it is just my council, but the same happened to a friend in the same village last week.
Yes i guess you could appeal, but that could take longer than re applying.
